We have built new homes to many budgets – ranging from small straightforward designs, to large complex and elaborate designs.
There are various rules of thumb often used to establish approximate building costs. For instance we are often asked for our square metre rate. Costs can vary significantly depending on construction methods, materials chosen, simplicity or complexity of design, the building size, and the building site. So to establish a realistic building cost it is necessary to progress through all design and construction details, and then do all the necessary calculations to arrive at a valid price.
We have a standard process which our customers find extremely beneficial. In the first instance, we prepare a concept plan. Then when this plan is finalised, to your satisfaction, we provide you with a ‘Preliminary Estimate’ to enable you to establish the feasibility of continuing with project.
Our primary Estimate Pricing is based on our Qualdel Silver Inclusions.
Modifications are always possible at this stage keeping in mind that it is most important to have a budget that realistically matches what it is you want to build as your special home.
If you decide to continue, a Preliminary Services Agreement is then signed to enable us to prepare full working drawings, obtain an engineer’s report, and at the final stage of the process gain Planning and Building approvals. During this stage you will also be making your selection of fixtures, fittings and finishes.
After the many decisions needed to energise and provide direction to your project have been made, we in a position to prepare a Building Schedule which itemises all the fixture, fittings and finishes you have chosen which enables us to finalise the fixed contract price. We generally arrive at this point about the time all Council approvals are received.
You then have a further opportunity to review the project to date including, making any last minute modifications, before signing the Building Contract. It is important to note that if we have a good understanding of your building budget, before we start designing your home, we are much better able to provide sound advice about aspects of the project in relation to your ‘wish list’ and your budget.
